Southwest Vistas is a beautiful Common Interest Community situated in South Suburban Reno.It consists of 375 home sites that begin at the top of Zolezzi Lane past Thomas Creek.There are two distinct developments within the community.The first section consists of homes originally built by McKim and features both one and two story homes.In addition, there are some custom built homes within that area, and at present there are a few vacant lots as well.The second section of Southwest Vistas was developed and built out by Reynen and Bardis.All homes within this development were built as single story homes and when sold the builder referred to the area as ‘Grandview’. Many people differentiate the two sections by referring to the newer section as Grandview and the original section as Southwest Vistas, although they are part of the same homeowner’s association.
Amenities and Features
Community amenities include walking trails, sitting benches, pocket parks and open spaces.There are group mail boxes, fire access roads and a front entrance area with a community sign.

Homeowners’s Association
The homeowner’s association (HOA) is responsible for maintaining all the common areas within the development and certain assets, such as the front entrance sign, group mailboxes, emergency access fire roads, sitting benches, etc.The Association is managed by a professional management company.There is a Board of Directors that meets no less than quarterly to address community issues, review the financial reports and approve contracts.The Board is also responsible for establishing fines and collection policies, enforcing the CC&R’s and addressing complaints by the homeowners.
In addition to the Board of Directors, there are a number of committees to serve the Association comprised of volunteer and appointed homeowners.The permanent committees include the following:
Architectural Control Committee – membership by Board appointment
Finance Committee – membership by Board appointment
Landscape Committee – open to any homeowner, no appointment
Social Committee – open committee
